What are the cost and fee for co-investing in a property?

Generally, the co-investment is similar to any property transaction. In the context of Singapore, it includes, legal fee, valuation fee, incorporation fee (for setting up holding company), buyer stamp duty and additional buyer stamp duty(if there is any). We encourage the co-investors to enter a Investor Agreement (drafted by our appointed law firm, there is additional fee for this agreement).

Can Pooling co-investors apply for a mortgage through other channels?

By hosting Pooling in RICHCO-SPACE for property co-investment, if there is a need for bank mortgage, all the co-investors are bound to mortgage application via RICHCO-SPACE mortgage advisory.

It is crucial for RICHCO-SPACE consultants to facilitate the whole investment with a bank mortgage. RICHCO-SPACE has established business relationships with almost all banks and financial institutions. You name it, we have it. You do not have to pay an additional fee for the mortgage application.

Can I join multiple Pooling sessions?

Yes. There is no restriction in the number of Pooling sessions an investor could join.

What is the minimum co-investment amount?

We do not set such rules in Pooling. The Host will set the co-investment rules, including minimum co-investment amount in cash and in loan.

Is there any maximum number of co-investors in one Pooling?

We do not encourage a huge number of co-investors. Ideally, keep it within 5 co-investors or maximum 10 persons. Banks may reject bank loan applications if there are too many co-guarantors.

Can I exit a Pooling session?

Yes, you can always exit a Pooling session as long as no co-investment agreement is in-forced.

Can I view the property before joining the Pooling session?

The Host could create a Public Pooling with or without a shortlisted property. If you are only keen to invest in those Public Pooling sessions with property, you may request to join the Pooling session first.

The Host most likely will only disclose the exact property address after they accept your request to join the Public Pooling. To avoid any unhappiness and dispute, you shall get permission from the Host. Subsequently, if you do not like the shortlisted property, you could always exit the Pooling session.

Do I have to be an experienced property investor for hosting a Pooling session?

It is not necessary but it is good to have the skill set in chairing a meeting and coordination. You may treat it as a short term project. 

Do I need to be the biggest shareholder as the Host of the Pooling Session?

No. It is not necessary. The biggest shareholders could be someone else and will only be determined after all co-investors agree on the share distribution.

Can I change Private Pooling to Public Pooling?

No. Our current version does not support the feature in changing Private Pooling to Public Pooling. You may close the Private Pooling and create a new Public Pooling. 

Is it possible to have two Pooling Sessions for one property?

Yes. That is a possible scenario. If there are two different Hosts eyeing for the same property, and they initiate Pooling Session respectively. You may join both Pooling sessions and decide which Pooling Session you preferred.
