a) Setting the Investment Rules.
Regardless of a Public or Private Pooling, the investment rules shall be fully discussed, fine tuned and alternated during the pre-investment stage. Subsequently, it will be part of the Investor Agreement. Here are some of the major points to be mutually agreed before moving into next steps.
– Target amount to raise in terms of cash and mortgage.
– Investment exit criteria.
– Rental rate.
– Shortfall / surplus.
b) Manage & Lead the Pre-investment stage
Co-investing in a property is like managing a small project. As a host, you could always manage the investment process in the RICHCO-SPACE Pooling dashboard.
All the milestones, communication and documents will be well saved in the RICHCO-SPACE cloud.
RICHCO-SPACE always deploys a consultant in your Pooling session. The consultant will play the role as facilitator and assist you & co-investors to go through the entire investment process.
c) Features only controlled by the Host and Co-Host user:
i) To appoint a co-host user.
ii) Working on the share distribution template
iii) To change the Public mode to Private mode (applicable for Public only)
d) You are not obligated as the biggest shareholder.
